You spent a weekend (or a decent chunk of money) getting that epoxy floor down. It looked great for a season — and now it's lifting at the seams, flaking where the tires sit, or bubbling in patches. The frustrating truth: peeling is almost always preventable, and it traces back to one of five causes. Knowing which one hit your floor tells you exactly how to fix it — and how to make sure it never happens again.
This is the big one. Coatings don't stick to smooth, sealed, or dusty concrete — they need an open, textured surface to grip. DIY kits tell you to "acid etch" the slab, which is a fraction of what real mechanical prep does. Professional installers diamond-grind the entire floor, opening the pores of the concrete so the coating bonds into the slab instead of laying on top of it. Skipped or shortcut prep is the #1 reason floors peel in sheets.
Concrete is porous, and in New England our slabs sit over damp ground much of the year. Water vapor migrating up through the slab builds pressure under a coating that was applied without a moisture check — and eventually pops it loose. Bubbles and blisters that appear months after installation are the classic sign. Basements are especially prone, which is why our basement floor coating process starts with moisture testing, not paint.
You drive home, park, and your warm tires sit on the floor overnight. Cheap epoxy softens slightly under that heat, grabs the tire, and peels up when you back out — leaving those telltale bald patches in the parking spots. Standard epoxy doesn't love New England: it can't be applied in the cold, it yellows in UV light, and it gets brittle through freeze-thaw cycles — then road salt gets into the micro-cracks and accelerates the failure. Painting new epoxy over old, partially-attached epoxy just means the new layer peels with the old one. Any coating is only as strong as what it's bonded to. If a previous layer is letting go, it all has to come off before anything new goes down.
Can You Just Patch It?
Honestly: not in any way that lasts. Once a coating starts releasing, the failure is usually happening across the whole slab — you're just seeing the weakest spots first. Spot-gluing flakes back down or rolling another coat of paint over the top buys months, not years.

The fix that actually holds is the one that removes the original sin — bad prep or the wrong product:
